How to remove mold in closet and handle landlord concerns?« Back to Previous Page

We've lived here for 2 years and just noticed a small black patch of what looks like mold in the corner of our master bedroom closet. It's on the wall that faces the outside, and it appeared after that period of heavy humidity we had a few weeks ago. I'm worried it might be spreading behind the clothes. What's the best way to get rid of it myself, and should I be worried about my landlord not taking it seriously if I report it?

Based on your description, this is a classic case of interstitial condensation, a common issue in Dubai due to the high external humidity and the constant cooling of interior spaces. The wall where the closet is located is likely a "cold bridge," where the outside heat meets the internally cooled air, causing moisture to condense within the wall cavity and creating the perfect environment for mold growth.

For a small, visible patch (less than 1 square meter), you can attempt to clean it yourself. Wear an N95 mask and gloves. Use a solution of detergent and water, or a mixture of white vinegar and water. Scrub the area thoroughly, then dry it completely with a fan. However, this only addresses the surface growth. The critical concern is the moisture source and potential colonization within the wall. If it has appeared once, it is highly likely to return unless the underlying condensation issue is resolved.

Under UAE tenancy law, specifically Law No. (26) of 2007, landlords are obligated to provide a habitable property, which includes addressing structural issues leading to dampness and mold. You should report this to your landlord in writing immediately. Document the issue with clear photographs. The appearance after a period of high humidity directly points to a building envelope or insulation deficiency, which is their responsibility to rectify.

Given the location on an exterior wall, I strongly recommend a professional inspection. Our team at Saniservice uses thermal imaging cameras and moisture meters to identify the exact extent of the hidden moisture and mold growth behind the walls, which is almost certainly present. We provide a certified report that can be used to formally request remediation from your landlord.
