How to remove mold on external wall in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our wardrobe in the master bedroom. It's on the wall that faces the outside, and with all the humidity lately, it seems to have exploded. What's the best way to deal with this in Dubai – should I call the building management or just hire a specialist myself?

First, move the wardrobe away from the wall to allow air circulation and assess the full extent. The location on an external wall in Dubai's humidity strongly suggests condensation is the root cause. The temperature difference between the air-conditioned room and the hot exterior wall creates a "cold bridge," leading to moisture buildup that mould feeds on.

For a small area (less than one square meter), you can clean it yourself with a solution of detergent and water. Wear an N95 mask and gloves. However, painting over it without addressing the moisture will cause it to return quickly. The challenge is rarely the cleaning itself but solving the dampness.

You should notify your building management. In many Dubai buildings, the responsibility for repairing external wall leaks or improving insulation falls on them, not the tenant. They may need to inspect the building's external cladding or sealant for breaches. A professional inspection is recommended to diagnose the exact source of the moisture, as it could be a minor condensation issue or a more significant leak from outside.

Hiring a specialist yourself is an option if the building management is unresponsive, but ensure they are focused on diagnostics first. A reputable service will use a moisture meter to pinpoint the problem and may recommend improving the wall's insulation or addressing indoor humidity levels with dehumidifiers, which are highly effective in Dubai's climate. Simply spraying bleach is a temporary fix. The goal is to make the wall itself inhospitable to mould by keeping it dry.
