How to remove mold under carpet from AC leak?« Back to Previous Page

The AC in my bedroom has been leaking a little for a while, and I just pulled back the corner of the carpet near the wall and found a bunch of black and greenish mold spreading underneath. It’s been humid the last few weeks and I’m really worried about it getting worse. What’s the most effective way to get rid of this properly without having to replace the entire carpet?

This is a serious situation that requires immediate and professional attention. The black and greenish discoloration indicates active microbial growth, likely a combination of mold and bacteria, which has been fueled by the constant moisture from the AC condensate leak and Dubai's high ambient humidity.

The most effective removal method is not a simple surface clean. The mold has penetrated the carpet backing and, critically, the underlying underlay (padding). This porous underlay acts as a sponge and cannot be effectively cleaned or sanitized; it must be removed and discarded. Attempting to dry and treat the carpet in place will not address the contamination trapped beneath it and will lead to rapid regrowth and ongoing air quality issues.

The proper remediation protocol involves several steps: First, the affected section of carpet must be carefully lifted. The contaminated underlay is then removed and bagged for disposal. The subfloor must be mechanically abraded (e.g., sanded) or treated with an antimicrobial agent to remove all fungal roots (hyphae). All surfaces are then thoroughly HEPA vacuumed. The carpet itself can often be salvaged through professional-grade hot water extraction and antimicrobial treatment in a controlled environment before being re-installed over new, sterile underlay.

Given the health risks and the technical requirements for containment and proper disposal of contaminated materials, this is not a DIY project. In the UAE, remediation should be performed by a company following international standards like the IICRC S520. For a proper assessment and a guaranteed solution, I strongly recommend you call our certified inspectors at Saniservice on 800-MOLDS (800-66537). We can determine the full extent of the damage and provide a definitive remediation plan to ensure your bedroom is safe and healthy.
