How to safely clean AC mold and prevent its return?« Back to Previous Page

The AC in our master bedroom has been leaking a little bit onto the carpet below, and now I’m seeing a small black patch of mold in the corner. We’ve had the AC guy out to fix the leak, but I’m worried the mold will just come back with this humidity. What’s the best way to clean this safely and what can I do to keep the area dry for good?

The leak repair was essential, but the resulting mold needs separate attention. For a patch under 1 square meter, you can clean it yourself with care. Wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water, then thoroughly dry it with a fan. Avoid bleach, as it only removes the stain and doesn't kill the root structure, often causing mold to return.

To prevent its return, you must ensure the area is completely dry. Use a dehumidifier in the room for 24-48 hours after cleaning. The carpet backing and underlay are likely still wet and are the real problem. You may need to lift the carpet to dry and inspect the subfloor, which often requires professional equipment.

Long-term prevention is about controlling humidity. In Dubai's climate, your AC is your primary dehumidifier. Ensure it is serviced regularly to maintain proper drainage and cooling efficiency. Keep bedroom doors open to allow for adequate air circulation from other units, which helps prevent localized condensation that leads to leaks.

If the black patch returns quickly, is larger than a square meter, or you notice a persistent musty smell, the mold may have spread deeper. In these cases, a professional inspection with moisture meters and thermal imaging is needed to find all hidden moisture. A lab test of the mold can also identify the species, which informs the correct remediation protocol for a permanent solution.
