How to safely clean AC mold and when to call a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of weeks, and I just found black spots spreading on the wall behind the headboard. We’ve been waking up with stuffy noses and I’m worried it’s making us sick. What’s the safest way to clean this ourselves to prevent it from coming back, and when should we just call a professional?

The black spots indicate active mold growth, which is almost certainly the cause of your stuffy noses. Given the AC leak, you have a moisture source feeding it, common in Dubai's climate where ACs run constantly and condensation is a persistent issue.

For a small area (under one square meter), you can attempt to clean it yourself. First, move the headboard and isolate the area. Wear an N95 mask, gloves, and eye protection. Scrub the visible mold off the wall with a solution of detergent and water. Do not use bleach, as it only lightens the color and does not kill the root structure. After scrubbing, thoroughly dry the area with a fan. Crucially, you must fix the AC leak immediately; otherwise, the mold will return within days.

You should call a professional immediately. The leak inside the AC unit means mold is almost certainly growing inside the ductwork and drain pan, which you cannot access or clean yourself. This systemic contamination will continue to spread spores into your bedroom air. A proper remediation involves isolating the area with containment barriers, using HEPA filtration to capture airborne spores, and professionally cleaning the entire AC system. For health verification, a post-remediation test from an independent lab is the only way to confirm the air quality is safe. Given your symptoms and the hidden nature of AC systems, a professional inspection is the safest course of action.
