The AC in our master bedroom closet in our Jumeirah villa seems to be leaking a little, and I’ve just spotted a few small black patches of mold on the back wall. It’s been crazy humid lately and I’m worried it will spread to our clothes. What’s the safest way to clean this and prevent it from coming back without having to call a professional straight away?

Good question. This is a very common issue here in Dubai, especially with our high humidity levels and the strain placed on AC units. That black patch is likely Cladosporium or Aspergillus, both common in damp, poorly ventilated areas like a closet with a leaking AC condensate line.

Here's the safest protocol for a small, contained area (less than 1 square meter):

1. SAFETY FIRST:
Wear an N95 mask, nitrile gloves, and safety glasses. Open a window in the bedroom for ventilation if possible. Do not touch the mold with your bare hands.

2. CONTAIN THE AREA:
If you have clothes in the closet, remove them immediately and inspect them carefully. Wash them on a hot cycle. Seal off the closet from the rest of the room if you can to prevent any spores from dispersing.

3. CLEANING:
For a non-porous surface like a painted wall, the most effective and approved method is to scrub the area with a solution of detergent and water. After scrubbing and wiping clean, you MUST disinfect. A 50/50 solution of white vinegar and water is effective and less harsh than bleach (which we don't recommend due to fumes and its inability to prevent regrowth on porous surfaces). Spray, let it sit for 15 minutes, then wipe dry. For porous surfaces like drywall, cleaning is often not sufficient; the material may need to be removed.

4. ADDRESS THE SOURCE:
This is the most critical step. The mold will 100% return if you don't fix the moisture problem. The AC leak is your primary concern. This could be a blocked condensate drain line, a faulty drain pan, or low refrigerant causing the coil to freeze and thaw. You MUST have an HVAC technician service the unit to stop the leak. Secondly, a small dehumidifier or disposable desiccant bags inside the closet can help control the ambient humidity.

Important UAE Consideration: While this is a DIY-able job for a very small patch, be aware that according to DM and DCD guidelines, significant mold issues, especially in rental properties, often require professional assessment to ensure the property is safe and habitable.
