My kids have been coughing non-stop for the past two weeks, and I finally checked behind their dresser in our bedroom here in Jumeirah. I found a patch of black mold growing on the wall, probably from the AC condensation. What’s the safest way to clean this myself without exposing my family to more spores?

First, isolate the area. Seal the room by closing the AC vents and the door, and cover the gap under the door with a towel. Open a window if possible for ventilation.

Wear proper personal protection: an N95 respirator mask, gloves, and safety goggles are essential to avoid inhaling spores or getting them on your skin.

For a small patch (under one square meter), you can clean it yourself. Avoid bleach; it doesn't kill mold roots and mostly bleaches the colour. Instead, use a dedicated EPA-approved fungicide or a simple solution of white vinegar and water. Scrub the area gently with a stiff brush to avoid sending a large plume of spores into the air.

After scrubbing, wipe the area clean with disposable cloths and seal all cleaning materials in a plastic bag for disposal. HEPA vacuum the immediate vicinity afterwards.

However, the visible mold is often just the fruiting body. The main issue in Dubai's climate is the hidden moisture source—likely AC condensation leaking into the wall cavity. If the wall feels damp or the stain is large, the moisture problem is probably extensive. Simply cleaning the surface will not prevent it from returning.

For a recurring condensation issue, a professional assessment is strongly recommended to identify the root cause, which could be insufficient insulation, a blocked condensate drain line, or negative air pressure. They can also verify with moisture meters if the wall structure itself is compromised.

If the coughing persists after cleaning, a professional inspection and possibly air or surface sampling are wise to identify the specific mold species and ensure your remediation was effective.
