My bedroom AC unit in our Jumeirah apartment has been leaking a bit of water onto the carpet below for the last couple of weeks, and now I’m seeing these small black spots forming on the wall right around the vent. I’m really worried it’s black mold starting to grow. Besides getting the AC repair handled, what’s the best way to safely clean the wall myself to prevent it from spreading before the maintenance guys can come?

The black spots around your AC vent are likely Stachybotrys chartarum (true "black mold") or another dark-colored species like Cladosporium, both common in Dubai due to our high humidity and constant AC use creating condensation. The leak is providing the moisture it needs to grow.

For a small, visible patch like this, you can clean it yourself safely. Wear an N95 mask, gloves, and safety glasses. Mix a solution of one part bleach to four parts water. Apply it to the affected wall area with a spray bottle or cloth, let it sit for 15 minutes to kill the mold, then scrub gently with a stiff brush. Wipe the area clean with a damp cloth and ensure it dries completely. Run a dehumidifier or fan to accelerate drying, as any residual moisture will cause it to return.

However, this only addresses the visible growth on the wall. The leak inside the AC unit has almost certainly caused mold growth in the drip pan and internal ducts that you cannot see. Surface cleaning is a temporary measure. The permanent solution requires a professional AC technician to fix the leak and a mold inspector to assess the internal contamination. In many Dubai apartments, this internal growth is the primary source of ongoing air quality issues. For a verifiable result, a post-remediation viability test from an independent lab can confirm the mold has been effectively addressed.
