How to safely clean black mold in my Dubai apartment?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, fuzzy spots growing along the corner where the wall meets the ceiling in our master bedroom. It's on an interior wall, and we keep the AC running constantly. What is the most effective and safe way to clean this myself, and is this something I absolutely have to report to my landlord in Dubai?

Based on your description of black, fuzzy growth at the wall-ceiling junction in a room with constant AC, you are likely dealing with a classic case of Cladosporium or Aspergillus mold, fueled by condensation. This is a common issue in Dubai due to the extreme outdoor humidity condensing on cold interior surfaces, like AC-cooled walls, creating a perfect breeding ground.

For a small, isolated area (less than 1 square meter), you can attempt to clean it yourself. Safety is paramount. You must wear an N95 mask, nitrile gloves, and eye protection. Isolate the area by closing the door and sealing it with plastic if possible. Mix a solution of 1 part detergent-free household bleach to 10 parts water. Do not use vinegar, as it is often ineffective in our climate. Apply the solution with a rag, scrubbing gently. Avoid saturating the drywall. After cleaning, the area must be dried completely within 24-48 hours using fans and dehumidifiers to prevent immediate regrowth.

However, the presence of mold is a symptom of a moisture problem. Simply cleaning the surface without identifying and rectifying the source—likely poor insulation creating a cold bridge or an AC issue causing excessive condensation—means it will return.

Under Dubai Law, tenants are typically responsible for minor maintenance, but you are obligated to report any persistent dampness or water-related issues to your landlord, as it could indicate a structural or building envelope defect. For a proper assessment to identify the moisture source and ensure the mold has not colonized the cavity wall or AC system, a professional inspection is strongly advised.
