How to safely handle black mold from AC leak?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little for a while, and I just pulled back the corner of the carpet near the vent and found a patch of black, fuzzy mold about the size of my hand. It’s been incredibly humid the last month and I guess the moisture built up. What’s the best way to handle this safely myself, or should I call the building management first?

Black mold from an AC leak requires careful handling due to potential health risks. The high humidity in Dubai provides ideal conditions for its growth, especially when condensation from a leaking unit soaks into building materials.
For a small, isolated patch, you can manage it yourself with precautions. Wear an N95 mask, nitrile gloves, and eye protection. Seal off the area from the rest of the room if possible. The goal is to prevent disturbing and inhaling the spores. Scrub the affected carpet and subfloor with a mixture of detergent and water, then follow with a disinfectant. Allow everything to dry completely with a dehumidifier or fan; simply drying it is often more critical than the cleaning agent used. However, you must address the source. The AC unit must be repaired to stop the leak, or the mold will return. You should report the leaking AC to building management immediately, as this is a maintenance issue they are responsible for fixing. For a situation like this, where the mold is a direct result of a mechanical failure and has penetrated the carpet and potentially the underlay, a professional inspection is strongly advised. They can assess the full extent of the water damage and hidden growth within the wall or floor cavity, which is common in these scenarios. A lab test can also identify the mold type to confirm the actual risk level, as not all black-colored mold is the toxic Stachybotrys species often feared. The combination of repair, proper remediation, and verification is the most reliable approach for your indoor health. |
