How to safely remove AC mold and fix the leak?« Back to Previous Page

The AC in my bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m starting to see these black speckles spreading out from the corner of the wall behind the unit. I’m really worried it’s black mold, especially with how humid it’s been in Dubai lately. What’s the best way to get rid of this safely and permanently fix the AC leak to stop it from coming back?

That black speckling is likely mold, and your concern is valid given the persistent moisture from the AC leak and Dubai's high humidity. The priority is stopping the water source first; otherwise, the mold will return even after cleaning.

For the AC leak, a certified HVAC technician must inspect the unit. The most common causes here are a clogged condensate drain line or a malfunctioning drain pan. They will clear the blockage, ensure the drain pan is properly sloped and draining, and check the insulation on the refrigerant lines to prevent condensation. This permanently fixes the moisture problem.

For the mold itself, small, visible patches (under ~1 square meter) can sometimes be addressed with care. Wear an N95 mask, gloves, and eye protection. Scrub the affected wall and carpet area with a mixture of detergent and water, then thoroughly dry everything. However, given the location—a bedroom and porous materials like drywall and carpet—the mold may have spread inside the wall cavity where you can't see it.

A professional inspection is strongly recommended to assess the full extent. They can use moisture meters and borescopes to see behind walls. For confirmed growth, remediation involves sealing the area, HEPA vacuuming, and removing and replacing any irreparably contaminated porous materials like carpet backing or wet drywall. The goal is to remove the mold, not just disinfect it.

In Dubai's climate, this problem will recur without fixing both the AC unit and ensuring the area is completely dried. After remediation, consider using a dehumidifier in the room to maintain humidity below 60%, which helps prevent future growth.
