How to safely remove black mold and stop wall condensation?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found in the corner of our master bedroom closet where we store our winter blankets. We’ve lived here for 2 years and just noticed it, and I think it might be because that wall is an exterior wall and gets super cold from the AC. What’s the best way to clean this safely and what can I do to stop the condensation on that wall for good?

The black mold you've described in your master bedroom closet is a serious concern, especially given the symptoms in your children. This is a classic scenario in Dubai, where high external humidity meets the cold surfaces created by year-round AC, leading to condensation and ideal mold growth conditions.

Safely removing it requires caution. For a small area (under 1 square meter), you can carefully clean it yourself. Wear an N95 mask, gloves, and eye protection. Do not attempt to dry scrub, as this will aerosolize the spores. Instead, use a damp cloth with a solution of detergent and warm water. We do not recommend bleach, as it does not kill the mold roots and can exacerbate moisture issues. After cleaning, the area must be thoroughly dried. However, given the health symptoms and the mold's location in a closet (indicating a persistent moisture issue), a professional inspection is strongly advised. Hidden mold within the wall cavity is a high probability.

To stop the condensation permanently, you must address the root cause: the temperature differential. The best solution is to improve the insulation on that cold exterior wall. This creates a thermal break, preventing the interior surface from reaching the dew point. Secondly, drastically improve ventilation in that closet. Leave the door ajar regularly, and consider installing louvered doors or a small ventilation grille to allow air circulation from the room. A dehumidifier in the bedroom can also help manage ambient humidity levels.

For a certified assessment and safe, guaranteed remediation that complies with Dubai Municipality standards, I recommend contacting our specialists at Saniservice. We can conduct a full inspection, including moisture mapping and air quality testing, to ensure the problem is completely resolved. Call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
