My kids have been coughing and I suspect it’s from the black mold I just found behind the wardrobe in our master bedroom. We’ve lived here for 2 years and just noticed it after moving the furniture to rearrange the room. The wall feels slightly damp, and it’s a pretty large patch, maybe 50cm wide. What’s the most effective way to remove this safely, and should I be calling my landlord or a professional cleaning service first?

First, document the mold with photos and note the damp wall. In Dubai, under Law No. 26 of 2007 (as amended), landlords are generally responsible for fixing issues related to the building's structure, including leaks and resulting dampness that cause mold. You should formally notify your landlord in writing about the issue, as they are obligated to address the source of the moisture.

For a patch that size and with underlying dampness, professional remediation is strongly advised. Disturbing it yourself can aerosolize spores, potentially worsening your children's coughing. Professionals use containment barriers, HEPA filtration, and specialized cleaning agents to remove it safely and address the root cause.

The dampness is the critical issue. In our climate, constant AC use can create cold surfaces where condensation forms, especially on poorly insulated exterior walls behind furniture. The landlord must find and fix the moisture source, which could be an internal pipe leak, seepage from an external wall, or a fault in the AC drainage.

Until it's handled, improve ventilation in the room and keep children away from the area. A certified indoor health company can conduct an inspection to identify the mold type and moisture source, providing a report you can share with your landlord to substantiate your request for repairs.
