How to safely remove black mold from AC leak?« Back to Previous Page

The AC in our apartment in Jumeirah Park seems to be leaking a bit, and I’ve just pulled back the corner of the carpet in the bedroom and found a patch of black, fuzzy mold about the size of a dinner plate. It’s been incredibly humid the last few weeks and I’m worried it’s spread underneath. What’s the most effective way to get rid of this safely, and is this something I should immediately report to my landlord?

Based on your description, this is a serious situation that requires immediate and careful attention. The combination of an AC condensate leak and Dubai's high humidity provides the perfect environment for toxic black mold (likely Stachybotrys chartarum) to proliferate, and it will almost certainly have spread beneath the carpet and into the subflooring.

Do not attempt to remove this yourself. Disturbing the mold by cleaning it will release a massive amount of toxic spores into your indoor air, posing significant health risks. Over-the-counter sprays are ineffective on porous materials like carpet and wood and only address the surface.

This is absolutely something you must report to your landlord immediately. According to UAE rental law, the landlord is responsible for maintaining the property's structure and essential services, which includes fixing the source of the AC leak to prevent further damage and health hazards. Document the issue with photographs and formally notify them in writing.

The only effective remediation method is professional. The process involves: isolating the contaminated area with negative air pressure to prevent cross-contamination, removing and properly disposing of the saturated carpet and underlay, HEPA vacuuming and sanding the subfloor, treating all affected surfaces with EPA-approved antimicrobial agents, and using industrial-grade dehumidifiers to dry the structure completely. The AC unit itself must also be inspected and cleaned to eliminate the microbial reservoir within the system.

Given the climate-driven AC usage in Dubai, such leaks are common but must be addressed correctly.
