How to safely remove black mold from AC wall?« Back to Previous Page

The AC in our bedroom has been leaking a bit for a couple of weeks, but this morning I pulled back the curtain and found a huge patch of black mold spreading on the wall behind it. We've lived in this Jumeirah villa for two years and never had this before. What's the fastest way to deal with this safely, and should I get our AC unit professionally cleaned too?

The black mold behind your curtain is a serious concern that requires immediate and careful action, given Dubai's high humidity and constant AC use which create ideal conditions for growth. This is a health risk, especially in a bedroom, and the AC leak is almost certainly the moisture source.

For safe removal, first address the water source. Turn off that specific AC unit at the circuit breaker to prevent further condensation and electrical hazard. Isolate the area by closing the door and avoid disturbing the mold, as this can release spores. Do not attempt to clean it with bleach or simple disinfectants; this only bleaches the surface and does not address the root problem or the hidden mycotoxins.

The fastest and safest method is to engage a professional mold remediation company. For a patch described as "huge," the mold has likely penetrated the drywall or plaster. Proper remediation involves containment of the area with negative air pressure, HEPA filtration, safe removal of contaminated porous materials like drywall, and antimicrobial treatment of the structure behind it. This is not a DIY task due to the significant health risks from spore exposure.

You must also get the AC unit professionally inspected and cleaned. The internal drain pan, drain line, and evaporator coils are probable secondary contamination sites. Simply cleaning the wall without addressing the AC system will result in the mold returning quickly. A full AC hygienization, which includes applying a protective coating to the evaporator coils, is necessary to prevent recurrence.

Given this occurred in a Jumeirah villa, the internal ductwork should also be assessed for cross-contamination. After remediation, consider using a dehumidifier in the room to maintain humidity below 50% and prevent future issues.
