How to safely remove black mold from closet wall?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold on the back wall of our bedroom closet in Jumeirah Park. It's the wall that faces the outside, and with all the humidity lately, it's gotten worse. What's the best way to get rid of this safely, and should I call my landlord first or just handle it myself?

Based on your description, this is a classic case of mold growth driven by Dubai's high humidity and likely a combination of thermal bridging and condensation on that exterior wall. The wall is colder than the room's dew point, causing moisture to condense inside the closet, a perfect environment for mold, especially with the recent humid weather.

Do not attempt to simply wipe it away with bleach. This will only temporarily remove the visible stain while the microscopic spores remain, and it fails to address the underlying moisture source. Disturbing the mold without proper containment can also cause spores to aerosolize and spread throughout your bedroom.

Your first step, as per standard tenancy procedures in Dubai, is to formally notify your landlord or property management company in writing. They are typically responsible for addressing structural issues like this. Do not commence any significant remediation yourself, as you may inadvertently void responsibilities or be held liable for improper handling.

For safe and effective removal, the area requires professional assessment. The protocol involves:
1. Source Identification: A certified inspector will use a moisture meter and thermal imaging camera to pinpoint the exact condensation source and moisture level within the wall cavity.
2. Containment: Isolating the area with physical barriers and negative air pressure to prevent cross-contamination.
3. Removal: HEPA vacuuming and antimicrobial application by trained technicians wearing appropriate PPE.
4. Drying: Using industrial dehumidifiers and air movers to ensure the wall assembly reaches a dry standard.
5. Verification: Post-remediation testing to confirm spore counts have returned to ambient levels.

Given the climate, addressing the root cause is critical. This may involve improving ventilation, adding insulation to the wall, or adjusting AC settings to better manage humidity.

For a certified inspection and a remediation plan that complies with Dubai Municipality guidelines, I recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment.
