How to safely remove black mold under bathroom sink?« Back to Previous Page

My bathroom in our Jumeirah apartment has had this musty smell for weeks, but I finally pulled back the cabinet under the sink and found a ton of black mold spreading up the wall. It’s been so humid lately that I think it’s just gotten out of control. What’s the best way to get rid of this safely and permanently, and should I be calling my landlord first?

Black mold under a sink in a Jumeirah apartment is a common issue due to our high humidity and condensation from constant AC use. For a small patch (less than one square meter), you can handle it yourself safely. For anything larger, or if it's deeply rooted into the drywall, a professional assessment is strongly recommended to prevent recurrence and ensure it's done safely.

Start by informing your landlord or building management immediately. Under Dubai rental regulations, they are typically responsible for addressing structural moisture issues and resultant mold that affects the habitability of the property. Document the mold with clear photos and send them via email for a written record before you touch anything.

If proceeding yourself, safety is critical. Wear an N95 mask, goggles, and gloves. Never mix chemicals. A solution of white vinegar or a dedicated mold-cleaning product applied with a scrub brush is effective for non-porous surfaces. For porous materials like contaminated drywall or the back of a cabinet, cutting out and replacing the affected section is often the only permanent solution. The goal is to eliminate the moisture source. Check for and fix any leaky pipe seals or condensation drip from the cold water supply line, which is very common here.

After cleaning, run a dehumidifier or your bathroom's exhaust fan for longer periods to keep the area dry. Simply wiping the area will not prevent it from returning if the underlying humidity issue isn't resolved. If the musty smell persists after cleaning or the mold returns quickly, this indicates a deeper problem or possible hidden growth, and a professional inspection with surface and air sampling can identify the exact species and full scope.
