How to safely remove black spots from closet wall?« Back to Previous Page

We’ve lived here for 2 years and just noticed a bunch of black spots forming in the corner of our master bedroom closet, on the wall that faces the outside. I'm guessing it's from the humidity, but it's gotten way worse since the heavy dew we had last week. What’s the best way to get rid of this safely, and should I call the building management first or just handle it myself?

Black spots in a closet on an exterior wall are almost certainly mold, and your diagnosis is correct—Dubai's high humidity and condensation are the primary drivers. The recent dew provided the perfect damp environment for it to flourish.

For a small area (under one square meter), you can handle it yourself safely. First, mix a solution of one part white vinegar to three parts water or a diluted bleach solution (wear gloves and ensure good ventilation). Scrub the area gently, then dry it thoroughly with a fan or dehumidifier. The key is not just to clean but to eliminate the moisture source. Check for any cracks in the exterior wall that might be letting in damp air and seal them.

However, given its location on an exterior wall, this could indicate a more serious issue like a hidden leak in the building’s envelope or insufficient insulation. In such cases, the responsibility often falls on the building management. It is advisable to report it to them first, as they are obligated under Dubai regulations to address structural defects that cause dampness and mold growth.

If the mold returns quickly after cleaning, covers a large area, or you notice a persistent musty smell, a professional inspection is recommended. They can use moisture meters and thermal imaging to find the hidden source of the moisture, which is the only way to achieve a permanent solution. A lab test can also identify the mold type, which is useful information for those with allergies or respiratory sensitivities.
