How to safely remove mold and fix moisture issue?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming in the corner of our master bedroom closet where we keep our winter clothes. It's on the wall that faces the outside of the building. The AC vent is right above it and it always feels damp in that spot. What's the best way to get rid of this safely and who should I call to fix the underlying moisture issue?

That black spot is classic condensation-related mold, very common in Dubai's climate. The wall is likely a "cold bridge" where the outside heat meets your AC-chilled interior, creating constant dampness. The AC vent above it adds more moisture to the area.

For safe removal, wear an N95 mask and gloves. Isolate the area by closing the closet door and covering the floor. Lightly mist the mold with water to suppress spores, then scrub with a microfiber cloth and a solution of white vinegar or a dedicated mold-cleaning product. Never use bleach—it only removes the colour and can worsen the problem by adding moisture. Bag and discard the cloth immediately. Allow the area to dry completely with a fan, but address the moisture source first or it will return quickly.

The underlying issue is the wall's temperature and condensation. You need a professional assessment to identify if it's insufficient insulation, a seal failure, or an AC issue causing excessive condensation. A reputable building maintenance company or a specialist in damp proofing should be called. They can perform a thermographic scan to pinpoint the exact cold spot and recommend solutions, which may involve improving insulation or adjusting the AC flow.

For verification of the mold type and to ensure it's fully eradicated after the moisture fix, a lab test from an independent microbiology lab can provide peace of mind. They can identify the species and confirm the cleanup was effective.
