How to safely remove mold from wall after AC leak?« Back to Previous Page

The AC unit in my master bedroom has been leaking a bit of water onto the carpet below for maybe a couple of weeks, and now I’m seeing a small black patch of mold starting to form on the base of the wall behind it. I had maintenance fix the leak, but I’m worried about just scrubbing the visible spot and missing something inside the wall. What’s the best way to safely remove this mold and ensure it doesn’t come back, especially in this humid climate?

Stop scrubbing immediately. In Dubai's climate, that visible patch is likely just the surface indicator of a larger problem inside the wall cavity from the prolonged moisture. Disturbing it without containment will release spores throughout the room.
For a small, surface-level patch (under one square meter), you can carefully address it yourself. Wear an N95 mask and gloves. Isolate the area with plastic sheeting. Clean with a detergent solution, not bleach, as bleach doesn't prevent regrowth. Dry the area completely with fans and a dehumidifier; this is critical in our high humidity. However, given the leak lasted weeks and the mold is on the wall base, moisture has almost certainly wicked up into the drywall and insulation behind. This hidden mold will continue to grow and release spores if not properly remediated. The only way to ensure it doesn't come back is to identify and address the full extent of the moisture damage, which likely requires professional assessment. For this scenario, a professional inspection is strongly recommended. They use moisture meters and thermal cameras to see inside the walls, determine the full scope, and then perform containment and removal according to DHA and DM guidelines to protect your indoor air quality. The goal is to fix the root cause, not just the visible symptom. |
