The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom closet, and now I've spotted some black, speckled patches growing on the back wall. I dried it up, but with this humidity, I'm worried it'll just come back. What's the most effective way to clean this myself and is there something I can do to the AC unit to stop the condensation for good?

The black speckled patches are likely mould, fuelled by the AC condensation and Dubai's high humidity. The most effective DIY cleaning for a small area is to scrub with a solution of white vinegar or a diluted bleach mix (1 part bleach to 10 parts water). Wear an N95 mask and gloves. Thoroughly dry the area with a fan afterwards.

To stop the condensation, the AC drain line is the primary suspect. It may be clogged with algae or dust, causing the internal drip pan to overflow. Locate the PVC drain pipe, typically near your outdoor unit, and carefully vacuum it out or flush it with a vinegar solution. Also, ensure your air filters are clean, as a dirty filter can reduce airflow and increase freezing and subsequent dripping.

For a permanent fix, the AC's refrigerant level or insulation around the copper lines may need checking, which requires a certified HVAC technician. Given the mould is recurring and inside a closet, a professional inspection is wise. They can use moisture meters to find hidden dampness and recommend remediation if the wall cavity is affected, which is common when water leaks behind surfaces. In many Dubai apartments, resolving this requires addressing the specific mechanical fault in the AC unit itself.
