How to stop AC condensation and clean mold on clothes?« Back to Previous Page

The AC in our villa in Jumeirah seems to be constantly leaking water into the closet where the unit is housed. I just pulled out a stack of winter clothes I stored in there and found several jumpers covered in black fuzzy spots. The humidity has been brutal lately and I'm worried it's going to spread. What's the best way to clean this up and permanently stop the condensation issue to protect the rest of our stuff?

The situation you describe is a classic and serious issue in Dubai's climate, where extreme humidity and year-round AC use create perfect conditions for mold. The black fuzzy spots on your clothes are almost certainly active mold growth, indicating a significant moisture problem within the closet.

Immediate action is required. For the contaminated clothing, do not attempt to clean them with standard detergents, as this can spread spores. Mold-embedded fabrics often require professional dry cleaning with specific antimicrobial agents. For less porous items, a solution of white vinegar or a Concrobium-based product (available in hardware stores) can be effective, but testing on a small area first is crucial. These clothes must be removed from the contaminated environment immediately to prevent further spread.

The root cause is the AC condensation leak. This is not a simple fix and requires a certified HVAC technician to diagnose. The issue could be a blocked condensate drain line, a malfunctioning pump, insufficient insulation on the drain pan, or an incorrectly levelled unit. Permanently stopping the condensation involves correcting this fault and ensuring the drain line is treated with an algaecide to prevent future blockages, a common necessity in our humid environment.

Given the extent of growth on stored items, the closet itself and the AC unit are very likely heavily colonized. This is a case for professional assessment and remediation. DIY cleaning will not address hidden microbial contamination in the walls or HVAC system, leading to rapid regrowth and potential health issues. Our certified teams at Saniservice use thermal imaging to pinpoint moisture sources and conduct air and surface sampling to identify the mold species and contamination levels, following Dubai Municipality guidelines for indoor environmental quality. We then execute a controlled remediation plan to eliminate the source and the growth permanently.

To protect your home and health, I strongly recommend a professional inspection. Please call us at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a diagnosis and prevent further damage to your property.
