How to stop AC condensation causing mold in Dubai apartment?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be leaking a bit of water onto the carpet below, and now I’ve spotted a small black patch of mold growing in the corner of the bedroom. We run the AC constantly because of the heat, and I’m worried the dampness is just going to make it spread. What’s the best way to kill this mold for good and stop the condensation from the AC unit from causing it again?

The immediate black patch needs professional remediation because improper cleaning can spread spores. In Dubai's constant AC climate, fixing the condensation source is the only way to prevent it from returning.

First, address the leak. The water drip indicates a clogged condensate drain line, a very common issue here. Turn off the AC, and if accessible, check the drain pan and pipe for blockages. A professional HVAC technician can flush the line with a biocide to clear the algae and sludge that cause clogs. Ensuring proper insulation on the cold refrigerant lines can also reduce excess condensation.

For the existing mold, avoid bleach. It doesn't kill the roots and adds moisture. A HEPA vacuum can remove surface spores, but the carpet and underlying padding may need specialized treatment or replacement if the growth is extensive, as mold penetrates deep into porous materials. This is where a certified mold inspector with a lab can identify the species and the extent of the problem, which guides the correct remediation method.

To prevent recurrence, maintain indoor humidity below 60% using a dehumidifier alongside your AC. Run the AC's fan on "auto" mode, not "on," to allow moisture to drip away between cycles. Schedule annual AC maintenance to keep the drain line clear and the system running efficiently, which is essential for managing humidity in our climate.
