How to stop AC condensation mold in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking condensation onto the wall behind it, and now I’ve spotted a patch of black mold spreading there. We run the AC constantly, especially through the summer, and I’m worried the humidity is making it worse. What’s the best way to not only clean this safely but to stop it from coming back completely?

The immediate priority is fixing the condensation leak, as the mold will return if the moisture source isn't stopped. The black patch indicates an active water issue, not just ambient humidity. First, have your building's maintenance team or a licensed HVAC technician inspect the AC drain line and drip pan. In Dubai, clogged drains from dust and sediment are a very common cause of this exact leak.

For the existing mold, do not attempt to clean it with bleach. On porous surfaces like drywall, wiping often drives spores deeper. For a small patch (under one square foot), you can carefully use a vinegar or hydrogen peroxide solution, but proper containment is key to prevent spreading spores. However, given the mold is behind the unit and likely inside the wall cavity, a professional assessment is strongly recommended. They can determine the full extent of the damage, which is often worse than it appears.

To prevent recurrence, ensure the AC unit is serviced at least twice a year, specifically asking for the drain line to be vacuumed and flushed. Consider running a dehumidifier in the room, especially during peak summer months, to help manage the indoor humidity load from constant AC use. For a permanent solution, a remediation provider can apply an anti-microbial coating to the affected area after cleaning to inhibit future growth, but this is only effective after the leak is fully resolved.
