How to stop AC condensation mold in my apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking condensation, and I’ve started to see small black spots forming on the wall behind the bedroom curtain. It’s been so humid lately that the musty smell is really noticeable when the unit kicks on. What’s the best way to tackle this myself to stop it from spreading before I have to call in a professional?

Condensation leaks from AC units are a primary cause of mold growth in Dubai apartments. The high humidity, combined with cold surfaces, creates an ideal environment for mold. Your first step is to stop the moisture source.

Immediately address the leak. Check if the condensate drain line is clogged; this is a very common issue. You can attempt to clear it by pouring a mixture of warm water and white vinegar down the drain access point. Ensure the drain pan is not cracked or overflowing. Wipe all existing moisture from the wall and unit with a dry cloth.

For the visible black spots, wearing an N95 mask and gloves, scrub the affected wall area with a solution of detergent and water. Avoid using bleach, as it does not prevent regrowth and can damage surfaces. After cleaning, the area must be dried completely. Use a fan or a dehumidifier in the room to accelerate drying and lower the indoor humidity level, which is crucial in our climate.

This is a temporary containment measure. The mold you see on the surface is often just a fraction of the growth, which can penetrate porous materials like drywall. If the musty smell persists after cleaning or the spots return quickly, the mold has likely spread behind the wall. At that point, a professional inspection with moisture meters and, if necessary, lab testing is required to assess the full extent and properly remediate it to prevent ongoing health irritation and property damage.
