How to stop AC dampness and black mold in Dubai villa?« Back to Previous Page

The AC in our villa in Jumeirah seems to be constantly damp, and now I’m finding black speckles on the back of our bedroom wardrobe. It’s been a problem ever since the weather got really humid last month. What’s the most effective way to stop this for good without having to run the AC on max 24/7?

The black speckles are likely mould, thriving on the constant dampness from your AC's condensation. This is a very common issue in Dubai villas, where high outdoor humidity meets cold AC surfaces, creating the perfect environment for growth.

The most effective long-term solution isn't running the AC colder, but controlling humidity at its source. First, ensure your AC unit is correctly sized for the space; an oversized unit cools too quickly without adequately dehumidifying, leaving the air clammy. Check that the condensate drain line is completely clear and flowing freely—a clogged line causes water to back up and leak, saturating the area.

Improving air circulation is critical. Move the wardrobe slightly away from the wall to allow air to flow behind it. Use exhaust fans in kitchens and bathrooms religiously to expel humid air. For persistent problems, a standalone dehumidifier can help maintain a healthier 45-55% humidity level, making it impossible for mould to establish itself.

For the existing mould on the wardrobe, a solution of white vinegar or a specialist mould cleaner can remove the visible growth. However, if the problem is widespread or keeps returning, the AC unit itself may be contaminated. In such cases, a professional inspection with air and surface sampling is warranted to identify the species and source. DHA-approved providers can conduct this testing to guide a proper remediation plan, which often involves a full AC and duct deep-cleaning to remove the internal biofilm that simple wiping cannot address.
