How to stop AC from causing dampness and mold?« Back to Previous Page

The AC in our villa in Al Barsha has been making the whole downstairs area feel damp, and I’ve just spotted black speckles around the air vent in the master bedroom. It’s been like this since the humidity really kicked in a couple of months ago, and I’m worried it’s spreading. Besides cleaning the visible mold, what’s the most effective long-term solution to control the moisture coming from the AC unit itself to stop this from happening again?

The dampness and mold growth you're experiencing in Al Barsha is a classic symptom of an underlying moisture issue within your AC system, exacerbated by Dubai's high ambient humidity. The black speckles indicate active mold colonization, likely due to condensation within the ductwork or on the cooling coils.

The most effective long-term solution requires addressing the source of the moisture. Simply cleaning the visible mold is a temporary fix. The primary culprits are often an oversized AC unit that short-cycles (not running long enough to properly dehumidify the air), a clogged condensate drain line, or insufficient insulation on cold ductwork causing condensation. In severe cases, the evaporator coil itself may be compromised.

A professional inspection is critical. Our certified technicians use borescopes to inspect internal ductwork and moisture meters to pinpoint condensation sites. We assess the unit's sizing relative to the space, measure relative humidity levels, and check the condensate pan and drain line for blockages or microbial growth (known as 'slime').

Based on Dubai's climate, we recommend a multi-pronged approach: ensuring your AC is serviced quarterly to clean coils and clear drains, installing a UV-C light system within the air handler to inhibit microbial growth, and potentially adding a supplemental whole-house dehumidifier if the unit is consistently unable to maintain humidity below 60%. All remediation work must comply with DM guidelines and use EPA-approved antimicrobials.

For a definitive diagnosis and permanent solution to stop the dampness at its source, I strongly recommend a comprehensive assessment. Call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
