The AC unit in our master bedroom in Jumeirah seems to be leaking a little water onto the carpet, and now I'm seeing small black spots forming on the wall behind the curtain. It’s been getting worse since the humidity really kicked in last month. What's the best way to clean this and what can I do to stop the AC from causing this moisture in the first place?

The black spots are likely mold, fueled by the AC condensation leak and Dubai's high humidity. First, address the moisture source. The leak is probably a clogged condensate drain line, a very common issue here due to dust and biofilm buildup. Turn the AC off. Check the drainpipe outside; if it's not dripping, the line is blocked. A shop vac can sometimes suction the clog out, but a professional AC technician is often needed for a thorough flush and cleaning to prevent immediate recurrence.

For the mold on the wall, do not just wipe it. Disturbing it without containment sprays spores. For a small area, wear an N95 mask and gloves. Lightly mist the spots with a diluted white vinegar or baking soda solution to dampen the spores, then carefully wipe the area with a disposable cloth. Discard it immediately. However, since the mold is on a porous surface like drywall and caused by an ongoing leak, this is only a temporary fix. The moisture may have penetrated deeper, allowing hidden growth.

To prevent this, ensure your AC unit is serviced at least twice a year, ideally before and after peak summer. Technicians should clean the coils, check the drain pan, and clear the condensate line. Maintain your indoor humidity below 60%; using a dehumidifier in conjunction with your AC can be very effective, especially in humid coastal areas like Jumeirah.

They can use moisture meters to check for dampness inside the wall and recommend remediation if the infestation is more extensive than it appears.
