How to stop AC leak and mold in Dubai villa?« Back to Previous Page
|
The AC in our bedroom in our Jumeirah villa has been leaking a bit onto the carpet for a couple of weeks, and now there's a faint damp smell that won't go away even after cleaning. I'm terrified to lift the carpet pad and see what's underneath, as I've heard horror stories about mold here in Dubai. What's the best way to treat this and, more importantly, how can I stop the AC condensation from causing this problem again in the future?

Okay, this is a serious issue we see all the time in Dubai villas, especially in older Jumeirah properties. That damp smell is a major red flag; it almost certainly indicates microbial growth beneath the carpet, and you're right to be concerned about lifting it.
First, the immediate problem: STOP THE LEAK. The AC drain line is likely clogged with algae or biofilm, which is super common here due to the dust and humidity. Locate the condensate drain pipe (usually a white PVC pipe near your outdoor unit) and check if it's dripping. if its not, that confirms the blockage. You can try flushing it with a vinegar solution, but often it requires a professional HVAC technician to rod it clear or blow it out with compressed air. Now, for the mold. Do NOT just lift the carpet yourself. disturbing hidden mold can aerosolize spores throughout your home. The carpet, pad, and possibly even the subflooring underneath are contaminated and need professional assessment. In the UAE, remediation must follow strict guidelines like the Abu Dhabi EHSMS or Dubai Municipality codes to ensure it's done safely and effectively, preventing cross-contamination. We use moisture meters, thermal imaging, and borescopes to assess the damage without unnecessary demolition. The only way to stop this permanently is a two-prong approach: 1. Fix the AC leak at its source with regular (biannual) HVAC maintenance. 2. Have a certified mold inspection and remediation company like ours properly remove the affected materials, treat the area with antimicrobials, and ensure the space is dried to completion before any repairs. Ignoring it will only let it spread. For a proper assessment and quote, please give us a call at 800-MOLDS or email hello@saniservice.com. We can send a certified inspector to Jumeirah to give you a clear picture of the situation. |
