How to stop AC leak and mold in my apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it. I’ve been wiping it up, but now I’m starting to see a few small black spots on the wall behind the unit and the room has that damp smell. What’s the best way to tackle this myself to stop it from getting worse before I have to call maintenance?

Based on your description, this is a classic scenario in Dubai's climate. The AC leak is providing the constant moisture mold needs to thrive, and the high humidity year-round accelerates growth. Your immediate action is crucial to prevent structural damage and potential health issues.

First, address the source. Turn off the AC unit at the circuit breaker to prevent electrical hazards and stop the water flow. The leak is likely due to a clogged condensate drain line, a very common issue here due to dust and airborne sand. You can attempt to clear it by locating the white PVC drain pipe, often near the outdoor unit, and using a wet/dry vacuum to suction the clog. Pouring a mixture of warm water and vinegar down the access point can help clear minor algae buildup. Thoroughly dry the soaked carpet and wall area immediately. Use towels to blot and a fan to increase evaporation. For the visible mold on the wall, wearing an N95 mask and gloves, you can carefully clean small spots (less than 1 square meter) with a solution of detergent and water. Do not use bleach, as it does not kill mold at the root and can worsen the problem on porous surfaces.

However, what you see on the surface is often just the "fruit" of the organism. The damp smell indicates potential hidden growth within the wall cavity or under the carpet padding, which is a serious contamination issue. DIY methods cannot address this. Furthermore, Dubai Municipality has strict guidelines for mold remediation in residential properties to ensure it is done safely and effectively.

Given the extent you've described, I strongly recommend a professional inspection. We at Saniservice use thermal imaging cameras and moisture meters to identify the full extent of the hidden moisture and mold growth. Our certified technicians can then execute a full remediation plan following UAE health and safety standards. To prevent further damage and ensure your indoor air quality is safe, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment.
