How to stop AC leak and prevent black mold?« Back to Previous Page

The AC unit in my bedroom in our Jumeirah villa seems to be leaking a bit of water onto the carpet below. Every time I walk in, there's a really damp, earthy smell and my allergies have been way worse this month. I’ve wiped the visible area, but I'm terrified about black mold growing inside the duct or under the carpet where I can't see. What's the most effective way to treat this and stop it from coming back for good?

The damp smell and allergy flare-ups are strong indicators of microbial growth, which is common with AC condensate leaks in Dubai's climate. The immediate priority is stopping the water intrusion.

First, have a certified HVAC technician address the leak's source—it's often a clogged condensate drain line, a faulty pump, or improper insulation causing excessive condensation. Simply wiping the visible area won't address the moisture trapped in the carpet underlay or inside the ductwork, which is likely where the mold is growing.

For a leak that has saturated the carpet, the underlay must be pulled up to inspect and dry the concrete slab beneath. In many villas, this requires professional drying equipment to prevent mold from colonizing the substrate. The earthy smell suggests it may already be present.

Given your symptoms and the hidden nature of the problem, a professional inspection with moisture meters and, if necessary, air or surface sampling is the most effective way to assess the situation. They can identify if it's Stachybotrys (black mold) or another common allergenic species. Dubai's high humidity means remediation must include fixing the AC leak, removing affected porous materials like wet underlay, and thoroughly drying the area with industrial dehumidifiers to prevent recurrence. A proper remediation will verify the results with post-clearance testing.
