How to stop AC leak and prevent mold growth?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be leaking a little bit of water onto the carpet in the living room. It's been doing it on and off for the last month, and now I'm starting to see a few small black spots near the vent. I'm really worried this is going to turn into a major mold problem with our humidity. What's the best way to dry this out and prevent mold from growing for good?

AC condensation leaks are common in Dubai's climate due to high humidity levels causing rapid water accumulation in drip pans. Your black spots are a strong indicator that mold has already started colonizing the damp carpet.
First, address the leak's source. Turn off the AC unit at the circuit breaker to stop the water flow. Soak up all standing water with towels immediately. The most effective drying requires a wet-dry vacuum and increased airflow; using fans and a dehumidifier for 24-48 hours is critical to draw moisture out of the carpet pad, which you cannot see. Simply wiping the surface is insufficient. For the existing mold, avoid bleach. A solution of white vinegar or a dedicated antimicrobial cleaner can treat visible spots on non-porous surfaces. However, carpet and its underlying padding are porous. If the moisture has penetrated deeply, the padding likely needs to be removed and replaced to prevent the mold colony from expanding internally. Preventing recurrence requires fixing the root cause. The most common issues are a clogged condensate drain line or a cracked/disconnected drain pan. These require an HVAC technician to clear the line with a vacuum or replace the pan. An annual AC service contract, which is standard here, includes cleaning these components to prevent blockages from dust and microbial growth. Given the visible mold and persistent leak, a professional inspection is advisable. They can use moisture meters to confirm the carpet and subfloor are completely dry and assess the extent of any hidden growth. In many cases, this verifiable data is needed to ensure the problem is fully resolved and does not affect indoor air quality or violate Dubai Municipality health and safety standards for rented properties. |
