The AC unit in my master bedroom in our Jumeirah Village Triangle villa has been leaking a bit of water onto the carpet below. I've been wiping it up, but now I've noticed a small patch of black mold growing on the skirting board where the dampness is worst. What's the best way to kill this mold for good and stop the AC from leaking to prevent it from coming back?

The leak must be fixed first, or the mold will return. AC leaks in Dubai are often due to a clogged condensate drain line from dust and microbial growth, a common issue in our climate. Scrub the area with a dedicated mold remover or a solution of detergent and water. Wear an N95 mask and gloves to avoid inhaling spores. However, visible mold on the surface often indicates deeper growth within the wall or under the carpet if the leak has been ongoing. The only way to know the full extent is with a professional inspection, including moisture mapping. For a villa in JVC, this is recommended to ensure the structure isn't compromised. To prevent recurrence, ensure your AC unit receives biannual professional maintenance that includes cleaning the drain pan and flushing the condensate line with an algae inhibitor. Keeping relative humidity indoors below 60% will also help prevent condensation issues.
