The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below the vent, and now I'm seeing these small black speckles spreading out from the damp spot. With this humidity, I’m terrified it’s the start of black mold. What’s the most effective way to dry this out and clean it to stop it from getting worse and spreading through the ducts?

An AC leak causing damp carpet is a significant mold risk in Dubai's climate, as the constant humidity provides an ideal environment for growth. The black speckles are a clear indicator that microbial growth has begun.

First, address the source. Turn off the AC unit to stop the water flow immediately. Contact your building's maintenance or facility management to fix the leak at its origin, which is likely a blocked condensate drain line or a faulty drain pan. This is a landlord responsibility under typical Dubai tenancy agreements.

For the damp carpet, drying it out completely is critical. Soak up standing water with towels. Use a wet-dry vacuum for extraction if available. Then, place a powerful fan directly on the spot and a dehumidifier in the room; run them continuously for at least 24-48 hours. Lift the carpet if possible to dry the underside and the padding, which holds moisture longest.

Once the area is completely dry, you can clean the visible speckles. Wear an N95 mask and gloves. For a small area, scrubbing with a detergent solution can remove surface growth. However, this only addresses what you can see. Mold spores will have already been released into the air and the AC system.

Given the high humidity and the fact the AC was distributing air over the damp spot, the ducts may be contaminated. Surface cleaning the spot does not guarantee it hasn't spread. The most effective way to confirm the extent and stop spread is a professional inspection, including air and surface sampling sent to a microbiology lab for analysis. This identifies the species and concentration, determining if full duct cleaning and specialized remediation are necessary.
