How to stop AC leak mold from spreading?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our master bedroom closet, and I've just noticed a few small black speckles on the baseboards. With the humidity rising again, I'm really worried it's the start of a mold problem. What's the most effective way to dry this area out and treat these spots myself to stop it from spreading before it gets worse?

First, stop the leak. A clogged condensate drain line is the most common cause in Dubai's AC units. Check if the drip pan is overflowing and clear the drain line with a vinegar solution. For immediate drying, use a wet-dry vacuum to extract water from the carpet pad, then direct a fan at the area for at least 24-48 hours. Dehumidifiers are highly effective here, given our high ambient humidity.

For the black speckles, wear an N95 mask and gloves. Wipe the affected baseboard with a solution of distilled white vinegar or a dedicated mold-cleaning product. Do not use bleach, as it doesn't prevent regrowth on porous surfaces. Scrub gently and allow it to dry completely.

The carpet and underlying pad are your biggest concern. If water has soaked into them, they likely need to be pulled up, professionally dried, and the subfloor inspected. Mold can grow unseen within 24-48 hours in our climate. If the area is larger than a square foot, or if you notice a persistent musty odor, a professional inspection is strongly recommended to assess hidden growth within the wall cavity or HVAC system. DHA guidelines emphasize addressing the moisture source first, which in this case is the AC leak. A proper remediation would include containment, HEPA vacuuming, and antimicrobial treatment to prevent spores from spreading.
