How to stop AC leak mold in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water into the closet where the unit is housed. I wiped up the small puddle a couple of days ago, but now I’m seeing a few small black speckles starting to form on the drywall behind it. I'm really worried this is the start of black mold, especially with how humid it's been. What’s the best way to tackle this myself right now to stop it from getting worse?

The black speckles you're observing are highly indicative of mold growth, a common issue in Dubai due to our extreme humidity and year-round reliance on AC systems. The condensation from a leaking indoor AC unit creates a perfect microenvironment for mold, particularly on porous surfaces like drywall. Your immediate action is crucial.

First, address the moisture source. The AC leak is the primary problem. This could be due to a clogged condensate drain line, a faulty drain pan, or insufficient insulation. You must have a licensed AC technician inspect and repair the unit to prevent further water intrusion. Simply wiping the water is not a solution.

For the visible mold on a small area (less than 1 square foot), you can attempt interim containment. Wear an N95 mask and gloves. Gently wipe the affected drywall with a solution of detergent and water. Do not use bleach, as it does not kill mold on porous materials and can exacerbate the problem by adding moisture. The mold has likely penetrated the drywall, meaning surface cleaning is insufficient and the wall may need to be cut out and replaced.

However, given the hidden nature of AC leaks and the propensity for mold to grow inside wall cavities and the AC unit itself, a professional inspection is strongly recommended. DIY efforts often miss the full extent of contamination. In the UAE, remediation must adhere to strict guidelines to ensure occupant safety and prevent cross-contamination. Our certified inspectors use moisture meters, thermal imaging, and air sampling to identify the complete scope of the problem and develop a remediation protocol.
