How to stop AC mold from spreading permanently?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the vent, and now I’m starting to see a few small black spots in the corner. I’ve wiped it down with vinegar, but I’m worried it’s just going to come back, especially with the humidity rising. What’s the most effective way to treat this and prevent the mold from spreading for good?

The water leak is the primary issue that must be fixed first. In Dubai's climate, AC units work constantly and are prone to condensation leaks from clogged drain pipes or misaligned drip pans. Until the leak is stopped, any mold treatment is temporary. You'll need an HVAC technician to clear the drain line and ensure the unit is draining properly.

For the existing mold on the carpet and drywall, vinegar or bleach only surface-treat visible stains; they cannot reach the mold roots growing deep into porous materials. The corner of the carpet and the underlying padding are likely a reservoir of hidden growth. For a permanent fix, the affected section of carpet and padding must be cut out and discarded. The subfloor beneath must be cleaned and dried completely.

Preventing its return requires managing humidity. Even with the leak fixed, the constant cycle of cold air from the vent hitting Dubai's warm, humid air creates a condensation point on your ceiling and walls. Ensure your AC is set to a consistently cool temperature to reduce condensation, and consider using a dedicated dehumidifier in that room, especially during the more humid summer months. Improving air circulation with a fan can also help keep the area dry.

Given the leak and visible growth, a professional inspection is recommended. They can use moisture meters to confirm all materials are dry and, if necessary, perform air or surface testing to verify the species and that remediation was successful. This is the only way to be certain the problem is resolved for good, as the high humidity here allows mold to recur quickly if any spores or moisture remain.
