The AC in our apartment in Jumeirah Village Circle seems to be constantly leaking, and now I’m seeing these black speckles forming around the edges of the vent on the ceiling. It’s been getting worse since the humidity really kicked in a couple of months ago. What's the most effective way to clean this off for good and stop it from coming back, especially with our unit running almost 24/7?

The black speckles are likely mold growth, a common issue in Dubai due to high humidity and constant AC operation causing condensation. Simply wiping the vent is a temporary fix; the root cause is the moisture from the leak.

First, address the water leak. This is the primary issue. Contact your building management or a licensed HVAC technician to seal the leak and ensure the drain line is unclogged and the drain pan is functioning correctly. Without fixing this, the mold will return.

For cleaning, wear an N95 mask and gloves. Remove the vent cover and wash it with a solution of detergent and warm water. For the visible mold on the ceiling around the opening, a diluted bleach solution (1 part bleach to 10 parts water) can be effective, but test for discoloration on a small area first. Ensure the area is thoroughly dried after cleaning.

However, this only addresses surface growth. Mold can thrive inside the ductwork and evaporator coil, which is inaccessible to DIY cleaning. Given the constant operation and the leak history, a professional inspection is strongly recommended to assess the internal contamination. They can use borescopes to inspect the ducts and recommend a proper remediation protocol, which may involve antimicrobial treatment of the coil and duct interior.

To prevent recurrence, maintain indoor humidity below 60% using a dehumidifier if necessary. Ensure your AC unit is serviced regularly, including checking and cleaning the drain line, as mandated by many Dubai building codes for preventative maintenance.
