How to stop black mold in closet with AC running?« Back to Previous Page

My bedroom closet on the outside wall of our villa in Jumeirah has started getting a fuzzy black mold on leather bags and shoes since the weather got hotter and more humid. We run the AC constantly but it’s still happening, and I’m worried it’s spreading to our clothes. What’s the most effective way to stop this for good—should I be using a dehumidifier in that room, or is there a problem with the AC unit itself that I need to get checked?

The black mold in your closet is likely due to a localized condensation issue, a common problem in Dubai villas during high humidity months. Your AC may be running constantly, but it's not effectively managing the moisture in that specific enclosed space. The exterior wall acts as a thermal bridge, creating a cold surface where warm, humid air condenses—this is the perfect environment for mold, especially on organic materials like leather.

First, move all affected items out, clean non-porous surfaces with a white vinegar or diluted hydrogen peroxide solution, and discard any items with deep fungal growth. For leather, a professional cleaner is best. To prevent recurrence, improve air circulation immediately. Leave the closet doors open and consider installing louvered doors or a small battery-operated fan inside. A desiccant dehumidifier placed inside the closet can help, but it's a temporary measure.

The core issue may be your AC's performance. The unit might be undersized for the room, its condensate drain line could be blocked or improperly routed, or its insulation might be failing, causing the nearby wall to become excessively cold. This is a frequent finding in villas where systems weren't designed for the local climate's extreme latent load (humidity removal).

A professional inspection is your most effective long-term solution. They will use a moisture meter to identify the exact condensation points on the wall and check the AC's humidity control function and drain pan. In many cases, adding supplementary insulation to the cold wall from inside the closet and ensuring the AC is properly serviced and balanced resolves the issue permanently.
