Our master bedroom closet on the outside wall of our villa in Jumeirah has started to get a black, speckled mold on our leather bags and shoes. It’s been getting worse since the humidity really kicked in last month, and even though we run the AC constantly, that one corner always feels damp. What’s the most effective way to deal with this and stop it from coming back every summer?

That black speckled mold is a classic sign of a condensation issue, very common in Dubai's summer humidity, especially on exterior villa walls. The constant AC cools the room air, but the wall itself remains warm, causing moisture in the air to condense on the cooler closet surfaces—creating the dampness mold needs to grow.

First, address the items. For leather, wipe them down with a solution of 1 part white vinegar to 1 part water. Allow them to dry completely in a less humid area before storing again. Discard any heavily affected non-valuable items.

To stop it permanently, you must control the humidity and temperature differential. Simply cleaning it will not work. Start by ensuring adequate air circulation inside the closet. Leave the door ajar and consider installing a small battery-operated dehumidifier or moisture absorber inside. For a more integrated solution, have an AC technician check if that room’s AC unit is properly balanced and that cold air is effectively circulating into that enclosed space.

The most effective long-term fix often involves addressing the wall itself. An inspection can determine if adding insulation to the exterior wall or applying an anti-condensation coating is necessary to prevent the surface temperature from dropping below the dew point.
