How to stop closet moisture on outside wall?« Back to Previous Page

My bedroom closet on the outside wall has started to get these black speckles on the leather bags and shoes I stored there, and it’s been getting worse since the humidity spiked a few weeks ago. I’m in a villa in Jumeirah and I’m worried it’s spreading behind the clothes. Besides cleaning it, what’s the most effective way to stop the moisture from coming back in that specific spot?

That black speckling is a classic sign of a condensation issue on a cold surface, which is very common on exterior walls in Dubai villas, especially during humid periods. The wall is likely cooler than the room's dew point, causing moisture from the air to condense on it and soak into the plaster, creating the perfect environment for mould to grow on your belongings.
Your immediate action should be to remove all items from the closet to prevent further damage and allow the wall to dry. Clean the affected leather with a specialist leather cleaner; avoid bleach or harsh chemicals. For the wall itself, a solution of white vinegar or a dedicated mould remover can clean the surface, but this only addresses the symptom, not the cause. To stop the moisture from returning, you need to address the thermal imbalance. The most effective long-term solution is to improve insulation on that specific wall. This is a structural fix that involves adding an insulated layer, like thermal plasterboard, to create a barrier that keeps the interior wall surface closer to the room's temperature, preventing condensation. Ensure any wardrobe built against an exterior wall is not tightly sealed; leave a small air gap behind it to promote circulation. Increasing airflow in the closet is critical. Use a small battery-operated dehumidifier or a desiccant box inside. For a more permanent solution, have an HVAC technician assess if a dedicated vent can be added to direct a small amount of cooled, dehumidified air from your AC into the space. Running your AC consistently is key, as it acts as a whole-home dehumidifier. Given the location and the fact it's worsening, the moisture may be penetrating the wall itself. A professional inspection with a thermal imaging camera can identify the exact cold spots and moisture pockets within the wall cavity, which is often necessary to plan an effective remediation strategy and prevent it from spreading behind the drywall. |
