How to stop closet mold from returning in humid climate?« Back to Previous Page

My bedroom closet on the outer wall of our villa in Arabian Ranches has developed a bunch of black spots on the back wall. It's worse since the humidity really kicked in a few weeks ago, and all my shoes and bags stored in there now smell damp. I’ve wiped it down with bleach, but it just comes back. What’s the most effective long-term solution to stop this mold from returning every season?

This is a common issue in Dubai villas, especially on exterior walls during humid months. The black spots are likely mold feeding on organic materials in your shoes and bags, thriving on condensation from the temperature difference between your air-conditioned room and the hot exterior wall.

Wiping with bleach only removes surface discoloration but doesn't address the moisture source or kill the root structure, which is why it returns. For a long-term solution, you need a three-part approach: moisture control, cleaning, and prevention.

First, identify and reduce the moisture. The outer wall is likely a cold surface where humid air is condensing. Improve air circulation by leaving the closet doors open for a few hours daily or installing a small battery-operated dehumidifier or moisture absorber inside. Ensure your villa's AC is set to a consistently cool temperature to reduce indoor humidity levels, ideally below 60%.

Next, properly remediate the existing growth. Remove all items from the closet. For porous materials like drywall, a bleach solution is insufficient. Scrubbing with a dedicated fungicidal cleaner designed for building materials is more effective at preventing regrowth.

Finally, prevent recurrence. Consider having a professional apply an anti-microbial coating to the cleaned wall, which creates a long-term protective barrier. For valuable items, store them in sealed plastic containers with desiccant packs to protect them from ambient moisture.

If the problem is extensive or keeps returning despite these measures, the wall cavity itself may have a more serious condensation or minor water ingress issue. In such cases, a professional inspection with thermal imaging can identify the exact cold spots and moisture sources, which is often necessary for a permanent fix.
