My bedroom closet on the outside wall has started getting a black, powdery mold on leather bags and shoes, especially after the recent humidity. We’ve lived in this Jumeirah villa for years but this is the first winter it’s been this bad. What’s the most effective way to stop this moisture from coming through the wall and damaging our things?

This is a classic Dubai issue, especially in older villas in coastal areas like Jumeirah. The recent high humidity combined with cooler winter temperatures creates significant condensation on exterior walls, which then soaks through. The black, powdery mold is likely Aspergillus, a common type here that feeds on dust and organic materials like leather.

First, move all valuables out of the closet immediately to prevent further damage. Wipe down affected items with a dry, soft cloth and allow them to air dry away from the damp area.

For the wall itself, clean the surface with a diluted vinegar or detergent solution to remove the visible mold. However, this is only a temporary fix. The core issue is the temperature differential and moisture migration.

The most effective long-term solution is to improve air circulation and insulate the wall. Install louvered closet doors or drill ventilation grilles into solid doors to allow conditioned air from the room to circulate. Ensure the room's AC is running consistently, as this dehumidifies the air. For a more permanent fix, a professional can install a vapor barrier or insulating cladding on the interior of that exterior wall to break the thermal bridge causing the condensation.

Given this is a new and worsening problem, a professional inspection is wise. They can use a moisture meter to quantify the wall's saturation and check for any hidden leaks that may have developed, which is common as villa plumbing ages. This will determine if the solution is improving insulation and ventilation or if a more involved repair is needed.
