How to test and treat mold from AC leak in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, behind all the clothes. It’s on the wall that faces the outside of our villa in Arabian Ranches. The AC unit is right outside that wall and I'm worried there's a leak. What's the best way to get this professionally tested and treated here in Dubai?

That pattern suggests a classic case of condensation-related mold growth, very common in Dubai villas. The outside wall with an AC unit directly outside is a major red flag for a condensate drain line leak or poor insulation, allowing humid outdoor air to condense on the cooler interior wall.

For professional testing, you need an inspection that includes moisture mapping with a thermal camera and a borescope to check inside the wall cavity for hidden damage. Surface sampling alone is insufficient. A proper assessment will identify the exact moisture source—be it a leaking drain pan, a disconnected pipe, or thermal bridging. In Dubai, any reputable inspector should provide a detailed report with documented moisture readings and, if necessary, air or surface samples sent to an accredited microbiology lab to identify the mold species. This lab report is crucial, as it determines the appropriate remediation protocol.

Treatment must address the source first. A crew will need to access the wall, likely removing a section of drywall to dry the structure completely using industrial dehumidifiers and air scrubbers. Simply wiping the visible spots is a temporary fix. The AC unit's condensate drainage system must be inspected and repaired to prevent recurrence. Finally, the area should be remediated according to standards like the IICRC S520, which involves removing contaminated materials and HEPA vacuuming.

Given the climate, after remediation, consider improving the wall's insulation to prevent future condensation. Always request a post-remediation verification test from a third party to confirm the space has been returned to a normal fungal ecology.
