How to treat AC leak mold and who to call?« Back to Previous Page

Our AC in the bedroom has been constantly leaking water into the drip pan for the past month, and now I’m seeing these black spots forming on the wall behind the curtain. We’re in an older building in Deira and I’m worried the humidity is making it worse. What’s the best way to treat this mold and who should I call to fix the AC unit to stop it for good?

The black spots are likely mould from the AC condensation leak, and Dubai's high humidity accelerates its growth. First, address the moisture source—the leaking AC unit must be repaired by a certified HVAC technician. In older Deira buildings, clogged drain lines from dust and biofilm are a common culprit.

For the existing mould on a hard surface like a wall, a solution of diluted white vinegar or a dedicated mould cleaner can be effective for small areas. However, porous materials like drywall may need cutting out if the mould has penetrated deeply. Always wear an N95 mask and gloves during cleaning to avoid inhaling spores.

For a persistent issue like this, a professional inspection is advised to assess the extent behind the wall. They can identify the mould species and recommend the correct remediation protocol, as some types require specific treatments. Reputable providers will have IICRC-certified technicians and should provide before-and-after lab testing to verify the space is safe.

To prevent recurrence, ensure the HVAC repair includes a full system clean and anti-microbial treatment of the drain pan and lines. Improving room ventilation can also help manage the indoor humidity that mould thrives on.
