The AC unit in our master bedroom in our Jumeirah villa has been leaking a bit of water onto the carpet below. I’ve noticed a few small black spots starting to form on the baseboard behind the bed and the room just feels damp. I’ve wiped it down, but I’m worried it’s just going to come back. What’s the best way to treat this myself to stop it from spreading before I have to call a professional?

The leak is the primary issue that must be fixed first. In Dubai's climate, continuous condensation from a faulty AC unit creates a constant moisture source, allowing mold to regrow even after cleaning. Turn off the AC unit to prevent further water damage and move the bed to fully expose the affected baseboard and carpet.

For the visible mold on hard surfaces, use a microfiber cloth and a solution of diluted detergent or white vinegar. Avoid bleach, as it only lightens the stain but doesn't kill the fungal roots and can be hazardous in enclosed spaces. After wiping, ensure the area is thoroughly dried. For the damp carpet, lift it if possible to dry the underlay and floor beneath; this is critical, as hidden moisture in the padding is a major reservoir for mold. Use fans and a dehumidifier to accelerate drying in the room.

This approach is a temporary containment measure. The underlying causes are a clogged condensate drain line or a misaligned drain pan, both common issues in UAE homes due to year-round AC use. DIY cleaning addresses surface growth but not the root system inside the AC or the carpet backing. If the black spots reappear after cleaning or you detect a persistent musty odor, the colonization is likely deeper. At that point, a professional inspection with moisture mapping and possibly air or swab testing is needed to assess the full extent and recommend remediation.
