How to treat AC leak mold in Dubai apartment myself?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the unit. I’ve been wiping it up, but now I’m starting to see a few small black spots in the corner where the wall meets the floor. I'm really worried this is the start of a mold problem, especially with the humidity. What's the best way to dry this out and treat the area myself to stop it from spreading before I have to call maintenance?

The situation you're describing in Jumeirah Village Circle is extremely common in Dubai due to our high ambient humidity and year-round reliance on AC systems. The condensation from a leaking AC unit provides the perfect moisture source for mold growth. Your immediate action is crucial to prevent a larger infestation.

First, address the source. Turn off the AC unit at the circuit breaker to stop the water flow. Soak up all standing water with towels. For the damp carpet and underlying padding, use a wet-dry vacuum if available. It is critical to dry the area completely within 24-48 hours to prevent further microbial growth. Increase airflow to the corner using fans and a dehumidifier, which is essential for combating Dubai's humid climate.

For the visible black spots on the skirting board, you can attempt to treat the surface yourself. Wear an N95 mask and gloves. Wipe the area with a solution of detergent and water. Do not use bleach, as it only discolors the surface and does not kill the mold roots. After cleaning, you can mist the area with a diluted white vinegar solution.

However, this is a temporary containment measure. The real concern is what you cannot see. Mold can penetrate deep into porous materials like drywall, carpet padding, and concrete. Surface cleaning will not remediate a colony growing within the wall cavity, which is highly likely given the water leak.

For a proper and lasting solution, a professional inspection is mandatory. We use thermal imaging cameras and moisture meters to detect hidden dampness and borescopes to view inside walls. DIY attempts often miss the root cause, leading to recurring problems and potential health issues. I strongly recommend you contact our team at Saniservice for a comprehensive assessment.
