How to treat AC leak mold in Dubai villa myself?« Back to Previous Page
|
The AC unit in our Jumeirah villa bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing a few small black spots starting to form on the base of the wall behind it. I’m really worried it’s the start of black mold, especially with the humidity rising. What’s the most effective way to dry everything out and treat this myself to stop it from spreading before I have to call in a professional?

Stop the leak first. Turn off the AC unit at the circuit breaker, then check the drain line for a clog—this is the most common cause. A wet/dry vacuum can often suction out the blockage from the drain line access point near the indoor unit.
Dry everything immediately. Use towels to soak up standing water from the carpet and a dehumidifier to pull moisture from the air and wall cavity. In Dubai's humidity, simply wiping isn't enough; active drying for 24-48 hours is critical to prevent further growth. For the visible black spots on the wall, wear an N95 mask and gloves. Light surface mold on non-porous materials can be cleaned with a diluted white vinegar or hydrogen peroxide solution. Do not use bleach, as it does not prevent regrowth. For porous surfaces like drywall or the carpet pad underneath, cleaning the surface is often insufficient as the mold penetrates deeper. Given the location in a bedroom and the persistent moisture source, this situation typically requires professional assessment. The mold you see is often just the surface manifestation; the main colony is usually hidden within the wall or under the carpet from the weeks of leakage. A proper inspection with moisture meters and lab testing of the mold type is the only way to verify the full extent and ensure it is addressed safely, especially with children or anyone with respiratory sensitivities in the home. |
