The AC unit in our master bedroom in Jumeirah Park seems to be leaking a bit of water into the insulation around the vent, and I've started to see small black spots forming on the ceiling. It's been so humid lately that I'm worried it's just going to get worse. What's the best way to treat this myself to stop it from spreading before I get maintenance involved?

The black spots are likely mould from condensation, a common issue in Dubai's high humidity when AC units leak. For a temporary measure before professional maintenance, start by addressing the moisture source. Turn off the AC unit at the circuit breaker for safety. Use an old towel to carefully soak up any pooled water in and around the vent.

For the mould on the non-porous ceiling surface, a solution of 70% white vinegar and 30% water in a spray bottle is effective for small areas. Lightly mist the spots, let it sit for an hour, then wipe clean with a damp cloth and allow the area to dry completely. Do not attempt to scrub porous materials like damaged drywall or insulation, as this will release more spores. Wear a basic N95 mask and gloves during this process.

This is a temporary containment step. The underlying cause is the leaking AC unit, which requires a certified HVAC technician to fix the drain line or condensate pan. Persistent moisture inside the ductwork or ceiling cavity will cause the mould to return. If the staining covers more than a square foot or has a musty odour, a professional inspection is advised to assess the extent behind the ceiling before it spreads. The humidity here means mould can regrow rapidly without a complete fix.
