The AC in our villa in Jumeirah 3 seems to be leaking water onto the carpet in the living room, and now we’re getting black spots along the skirting board. I’ve cleaned it twice, but with the humidity lately, it just comes right back. What’s the most effective way to treat this and stop the AC from causing it in the first place?

The black spots are almost certainly mold, caused by the combination of constant moisture from the AC leak and Dubai's high ambient humidity. Simply cleaning the visible growth won't work because the mold's root system (hyphae) penetrates deep into the porous materials like drywall and carpet backing.

First, you must stop the water source. An AC leak in a villa is often due to a clogged condensate drain line, a damaged drain pan, or low refrigerant causing the coil to freeze and then thaw excessively. A certified HVAC technician should inspect and repair the unit to prevent recurring condensation.

For the existing mold, surface cleaning with bleach or detergent is a temporary fix. Effective remediation requires addressing the moisture-damaged materials. In many cases, the wet section of carpet, underlay, and the bottom portion of the skirting board must be removed and discarded. The underlying concrete slab then needs professional drying and antimicrobial treatment before new materials can be installed. For a persistent leak, the wall cavity should be inspected for hidden damage.
